Construction Standards

LIH prides itself on delivering beautiful homes for exceptional prices.  Our homes include many of the high-end features found in higher priced homes - without the high price tag.   Our goal is to provide a level of quality that turns our house into your home by combining modern features, fine attention to detail, and age old know-how.   

 

The following are a list of the standard features included in our homes.  We believe they far exceed most builder and renovator standards and will provide you with an in-depth understanding of the quality of our construction. We welcome you to review this list during your initial planning period and refer to it as your personal checklist during your pre-purchase walkthrough. 

 

Our Standard Home Features

 

 Exterior:

 

    1. We install double hung windows throughout
    2. We install 3 tab 25 year roofing shingles
    3. We apply lifetime guarantee semi-gloss exterior paint
    4. Our landscaping package includes:

 i.      Planting shrubbery and color where needed to boost your curb appeal

 ii.      Laying sod and/or plant seed

 iii.      We apply a first phase fertilizer to green your lawn and reduce weed growth

    1. We install energy efficient exterior lighting to provide visibility at all times

 

Interior:

 

a.   Mechanical Systems

We install all mechanical systems to new industry standards including HVAC, Plumbing, and Electrical to meet and exceed county code regulations. (energy efficient items are  available in our upgraded packages)

b.   Wall coverings

 We provide several paint selections for our purchasers to choose from and all interior paints come with a lifetime guarantee from the manufacture. (Standard job includes 3 body colors and one body accent trim color.)

 

c.   Flooring

i.      We install real hardwood flooring throughout our common areas

ii.      We install selected grade carpeting with 6lb pad in all private areas

d.   Lighting

 i.      We install energy saving ceiling fans in all bedrooms and family room and/or kitchen

ii.      We install energy efficient lighting throughout

 

Kitchens and baths

 

e.   Cabinetry

i.      We install high-end sinks in master and hallway baths

(Typically Vessel bowl sinks and brushed nickel hardware fixtures)

 ii.      We utilize solid surface countertops in master bath, kitchen, and hallway baths

(Typically granite tile is utilized unless otherwise specified by purchaser)

 iii.      To provide additional quality to our kitchen and baths, if vintage cabinetry is utilized, it is refurbished beautifully to include new paint and/or stain with new hardware.  If new cabinetry necessary, we utilize custom cabinetry to meet customer’s needs.  

    1. Flooring

We install tile flooring in all of our kitchens and baths.

    1. Appliances

 We install stainless steel appliances to create a cohesive kitchen design. 

(Energy Star appliances are available in our upgraded packages)
