BASIC ORDER OF CONSTRUCTION

With some variation, depending on jobsite and weather conditions, the following is a list of the basic order of construction:

1.    Obtain permit

  • Surveyor inspect site and draw site plan
  • Get sewer credit from water department


2.     Site excavated

  • Construction Entrance
  • Silt fence
  • Curb and gutter Cut (if necessary)


3.     Form footing and pour concrete

  • Install battle boards for the foot print of home
  • Dig footing and install form work
  • Install rebar, chairs, and ties
  • Footing Inspection
  • Pour concrete


4.     Basement stem wall

  • Install wall boards
  • Add additional rebar for wall sections
  • Inspect wall forms
  • Apply release coat for concrete
  • Pour concrete
  • Remove wall forms


5.     Frame house

  • Install flashing between concrete of foundation and seal plate for termites
  • Start on main floor framing and decking
  • Install main floor walls
  • Install Second floor flooring and decking
  • Install second floor walls
  • Install ceiling joist and rafters
  • Install decking for the roof (OSB)
  • Install wall sheathing (OSB) both levels


6.     Dry in of home

  • Install roof felt
  • Apply shingles to the roof of the home
  • Install house wrap
  • Install Windows and exterior doors


7.     Utility installation (gas, electric, water/sewer laterals, septic or well)

  • Plumbers rough
  • Install tubs
  • All water
  • Sewer lines
  • Plumber caps all lines and pressure test water and sewer lines


8.    HVAC rough

  • Install duct work
  • Install Line set (Freon lines)
  • Install thermostat lines
  • Install condenser whip (wiring) 
  • Install wooden caps for any vents in the floor (to keep trash out)


9.    Electrical rough

  • Install wiring for the house
  • Install all low voltage lines
  • Install telephone lines
  • Install cable lines
  • Install T1 (high speed Data)


8.     Install siding and fascia and soffit boards

9.     Rough carpentry construction – Once the inspector does framing inspection you have to go back in and correct any infractions. 

10.   Insulation installed

11.   Drywall installed, taped and textured

12.   Millwork delivered (interior Trim)

  • Hang interior doors
  • Wall trim including baseboard and crown molding  (Kitchen area trim is install once the cabinets have been installed)
  •  Window and door trim


13.   Painting begins

Start painting of exterior first (this phase can start directly after siding has been installed)

14.   Start painting of the Interior once the interior trim has been installed and all interior doors have been hung

15.   Finished carpentry

  • Installation of wood flooring
  • Stair railings
  • Floor trim-board (1/4 round)
  • Cabinets Kitchen and Bath
  • All finish millwork


16.   Stain

Hard wood flooring
Stair railing

17.   Underlayment installed at vinyl and ceramic tile areas

18.   Countertops installed

19.   Vinyl and ceramic tile installed

20.   Built-in appliances installed

21.   Final on electrical

  • Lighting fixtures installed
  • Appliances wired up
  • All plug and covers installed
  • All light switches and covers installed 
  • All electrical systems checked for completion


22.   Final on heating/cooling system

  • Install Thermostat
  • Hook up Condenser and charge lines (install Freon) 
  • Test system
  • Install security cage for condenser unit


23.   Final on plumbing

  • Install shut offs on water lines
  • Install sinks and toilets
  • Install all trim out components for showers and bath tubs
  • Install all exterior faucets and back flow preventers
  • Charge water system and complete final leak inspection


24.   Remaining custom flooring and custom build-ins installed

25.   Appliances that are not built-in are delivered and installed

26.   Finishing touches completed

  • Schedule a walk through with clients
  • Final walk through with trades
  • Complete client punch out list
